The Cottages at Marvin Gardens is a small enclave of 25 age-restricted 55+ homes built by Saussy Burbank in the back of the Marvin Gardens development on the corner of Providence and New Town Roads from 2021 until 2023. Marvin Gardens boasts a Publix grocery store as well as a few restaurants and retail stores.
The Cottages are single family detached homes with two-car front loading garages. Ranch plans as well as options for second floor living spaces were offered by the builder. Home sizes range from around 2,400 square feet to over 3,000 square feet. Homes generally range from the $600’s to the $800’s.
Notable features include lawn maintenance, full yard irrigation, ten foot ceilings and eight foot doors on the first level, and fiber cement siding on the exterior. There are no amenities except a small pocket park. Homeowners dues are approximately $3600 annually.
