
Providence Downs is a sprawling subdivision of custom homes on large lots located just inside the Union county line. These homes started in 2000 and the majority of the homes were completed by 2009. Since then, there have been a few new construction homes built in the neighborhood and there are a handful of vacant sites left. Home sizes vary greatly from around 3,000 square feet up to almost 9,000 square feet. Lot sizes vary from 1/2 acre up to a full acre. Prices in Providence Downs start as low as the $600’s and reach into the $1 million range.
Amenities include a clubhouse with exercise room and rec room, Junior Olympic sized pool, kiddie pool, playground, sports fields, basketball court, two tennis courts, picnic area, putting green, and walking trails. View photos of the amenities here. There is also a neighborhood swim team for residents to get involved. Homeowners dues are currently around $1,200 per year.
August 2018 is the start of construction on their new entrance gates for Providence Downs. Homeowners dues will be increasing to $1300 annually.
Neighborhood children are currently zoned for Marvin Elementary, Marvin Ridge Middle, and Marvin Ridge High School for the 2016-2017 school year.
