Ryan Homes is currently building new homes and townhomes off Waxhaw-Indian Trail Road north of Wesley Chapel. Moore Farm homes will vary from a ranch plan to several different two-story plans. Homes range from 3-6 bedrooms and 2-4 bathrooms with around 1,900 square feet to over 3,600 square feet. Lots are around 1/4 acre or less in size. Moore Farm has many amenities including a community pool, clubhouse, pickleball courts, playground, and walking trails. Lawn maintenance is also included in residents’ HOA fees of around $182 per month. Home prices for new construction detached homes generally start from the $400’s to the $500’s.
The townhomes in Moore Farm start from the high $300’s for the new construction 3-story units which have 3 floor plans to choose from. These range from 3 to 4 bedrooms and are around 2,000 to 2,200 square feet of living space. HOA fees for the townhomes are approximately $197 – 220 per month.
The subdivision started around 2019 so there are resale homes available in addition to the new construction. The existing townhomes are a 2-story style.
Neighborhood children are zoned to attend Indian Trail Elementary School, Sun Valley Middle School, and Sun Valley High School for the 2025-2026 school year.
